How the calculators work

Each calculator pulls from the same underlying dataset: national midrange cost and resale benchmarks compiled from published “Cost vs. Value” remodelling studies and the NAR Remodeling Impact Report. When you select a project, the tool looks up the typical cost at your chosen finish level, adjusts for your region and currency, and calculates what that project historically adds to a home's resale value. The result is a planning-grade estimate — not a contractor quote or an appraisal, but a reliable starting point for deciding whether a project is worth pursuing and how much to budget.

The ROI calculators express the cost-to-value relationship as a percentage: the share of your spend that is typically reflected back in the sale price. An 85% recoup rate means roughly $0.85 of every dollar you spend comes back at resale; the remaining $0.15 is the net cost of enjoying the improvement while you live there. A rate above 100% — rare, but it happens with exterior condition work on dated homes — means the project adds more to the sale price than it costs.
