Bathroom renovation cost by city: what you’ll pay in 2026

A bathroom renovation is consistently one of the highest-ROI projects a homeowner can undertake — but the cost to do it varies enormously depending on where you live. Labour rates, material availability, permit requirements and local building standards all shift the price tag. This guide breaks down what a midrange bathroom renovation actually costs in major cities across the US, Australia and New Zealand, so you can benchmark your quotes against real local pricing.

National midrange (US): about $15,000–$25,000 for a full bathroom remodel (gut to studs, new fixtures, tile, vanity, toilet). In Australia, A$15,000–$30,000. In New Zealand, NZ$18,000–$35,000.

What drives the city-to-city price gap

Labour rates are the primary driver — they account for 40–60% of a bathroom renovation cost, and they vary by 50%+ between the cheapest and most expensive cities. A licensed plumber in Sydney charges roughly twice what one in Adelaide does for the same work.

Building codes and waterproofing. Australian bathroom renovations are notably more expensive per square metre than US ones, largely because of mandatory waterproofing membrane certification. Every wet area must be waterproofed by a licensed applicator and independently certified before tiling can begin — a process that adds A$1,500–$3,000 and several days to every project. US waterproofing requirements are generally less prescriptive.

Material logistics. In New Zealand, many fixtures, tiles and fittings are imported, adding freight cost and lead time. In remote Australian cities, the same dynamic applies to specialty items. In dense US cities like NYC, the challenge is different — materials are available but delivery, staging and waste removal in a high-rise add handling costs that do not exist in a suburban project.

Permit and inspection fees range from under $200 in many US cities to $500–$1,000+ in Australian states where separate plumbing, electrical and waterproofing inspections are each mandatory.

How to get an accurate quote in your city

Bathroom ROI by market

A midrange bathroom remodel recoups roughly 60–70% of its cost nationally in the US, making it one of the strongest-returning interior projects. The ROI is fairly consistent across cities because bathrooms are universally valued by buyers — unlike pools or outdoor kitchens, which are climate-dependent. That said, over-improving a bathroom in a lower-value neighbourhood compresses the return. Our kitchen vs bathroom ROI guide covers the head-to-head comparison in detail.
