Return on Reno is a free, independent renovation calculator that pairs cost estimates with resale-value data. Most renovation tools stop at the price tag. We go further: for every project, you see the estimated cost, how much value it adds to your home, the percentage of cost you recoup at resale, and your net out-of-pocket after that resale uplift. The result is a clearer picture of what a renovation actually costs you long-term — not just what the contractor charges up front.

Our benchmarks are drawn from national “Cost vs. Value” remodeling data — the same dataset used by appraisers, real-estate agents, and lenders to assess renovation impact. We adjust for finish level (budget, midrange, or upscale), project scope, and region, then present the numbers in plain language so you can compare projects side by side and decide where your money works hardest.

Our cost and ROI benchmarks are grounded in publicly reported national remodeling cost data — the same source that informs appraisals and lending decisions across the US market. We update these benchmarks at least annually against the latest published data, and every page carries a “last reviewed” date so you know exactly how current the figures are. For 2026, our base data reflects the most recent Cost vs. Value report, adjusted for regional labour and material cost variation.

We are also transparent about what estimates cannot do. They are planning figures — useful for comparing options, sizing a budget, and negotiating with contractors, but not a substitute for written quotes and local appraisals. We say so plainly on every page, because a tool that overpromises is worse than no tool at all.

The estimates are national midrange planning figures drawn from published “Cost vs. Value” remodelling data — the same dataset real-estate appraisers and lenders use. They are reliable for comparing projects, sizing a budget, and anchoring contractor negotiations, but they are not a substitute for written quotes from local contractors. Actual costs vary by region, finish level, site conditions, and the scope of work.

What does “cost recouped at resale” mean?

It's the percentage of a project's cost that is typically reflected in the home's higher sale price. An 80% recoup rate means a $10,000 project adds roughly $8,000 to the resale value — so the net cost of the improvement, after selling, is about $2,000. A rate above 100% means the project historically adds more value than it costs.

Cost recouped (ROI) is the share of project cost typically reflected in a home's resale value. Smaller exterior and cosmetic upgrades recoup the most; large additions and ultra-luxury work recoup the least. A few projects (like garage and entry doors) recoup over 100% — national Cost-vs-Value data shows they often add more resale value than they cost.

Net cost after resale = estimated cost − estimated resale value added. Always confirm with a local agent and 2–3 contractor quotes. Last reviewed July 2026.
